DO NOT RENT FROM THEM!!!



I'm a current tenant at one of their properties. I fell in love with this property and immediately signed for it along with two of my roommates. I've signed with different management companies every year for the last five years and these people are the literal worst that I've ever had to deal with.



Of all the repair requests we've submitted for this building that's falling apart, they've responded to ONE. Just. One. They've nickle and dime'd us at every turn, piling on hundreds of dollars of hidden fees that we didn't know about for one reason or another and sending us late notices well after every one of us has paid. The office workers seem like they don't really care at all, and they barely gave us less than a day's notice when they wanted to show the apartment to the next unfortunate souls that want to rent this place.



Don't ever rent from them. I can't say this enough. Believe these online reviews, and do NOT sign with them.

Every Bad Review About First Management is Correct



I read some reviews online and was skeptical going into business with First management in Lawrence. A lady named Brittany handled my paperwork the entire time. I saw an apartment that I really liked and filled out an application and put a hold on the room, which was understood to be so that no one else could sign a lease until I did, which could have taken a few weeks, and that it could be refunded. After a few days, my roommate and I found a much more reputable company and I called back to say we've gone elsewhere, and to ask if I could get the hold fee refunded. Brittany then told me, "the hold only lasts three days (the fee was $100) and has now expired".

WORST property management I have ever dealt with. Plain and simple. They advertised covered parking for residents and gave each resident a parking pass. The problems was that there were 10 times more residents than there were parking spots. They rarely responded to service calls. When they did, the repair work was shoddy-often leading to second and third calls for the same repair. One in particular for me was my toilet didn't work. Management never did anything but continue to apologize. During my exit walk-thru, I received my check-off sheet stating that NO problems were found and that I should receive my full deposit back. However, I'm STILL WAITING to get my full deposit as they charged me for light bulbs and $20 misc. "Mnt Chg" which management simply could not explain to me or do anything about as they said only corporate had that information. But they refused to give me Corporate's contact info so I could pursue it myself. Save yourself frustration and MOVE ON. They are misleading and utilize poor business ethics--taking advantage of students who don't know better.

SCUM BAGS

I walked into a completely DIRTY apartment. It was not touched by the cleaning crew. This is an embarrassment to the company. They also said they were going to fix my toilet before I moved in. The toilet is about to fall over and is not stable. I am calling the department of health.

I will never rent from First Management Again

Renting from First Management was, and still is a nightmare. I lived there for less than 4 months, and then decided to sublease the house. I recieved the list of charges from the move out inspection about two months after moving out, and they had charged me over 1000 dollars in damages to the home. It was absolutely bogus. They charged me for retiling two bathrooms, not returning house keys, not returning the garage door opener, and other ridiculous things that were completely untrue and made up. It has been over 6 months now, and I still have not recieved my deposit back, they refuse to settle the despute, they will not return phone calls, they did not respond to letters. Overall, my entire experience with them was horrible customer service. I have filed with the Better Business Bureau and the Kansas Attorney General. I just want this settled! I will never ever recommend First Management to anyone.
