Provided by YP.comMurphy at Aspen Ridge screwed my daughter out of a housing contract at BYU, with very unprofessional behavior. My daughter was looking for housing late in the game and was lucky to find a private room contract left for Fall. Murphy said he would hold the apartment for 24 hours. We drove an hour down to Provo to look at the unit, wanted it and asked to go to the office to sign the lease. He said no worries, we should just apply online. We drove the hour home and immediately emailed the application, and sent Murphy a text that we had done so....no response. We wait the weekend and call Monday, and were told her application was being processed. Call Tuesday, no response. Call back Wednesday and were told the unit was rented to someone else. Wow! Remarkably unethical behavior, Aspen Ridge. Thanks for not only screwing my daughter out of one of the few contacts left, but for also taking 5 days to do it.

Provided by YPmobileBottom line, don't rent from this company if you want or NEED your deposit back. Be prepared to lose most of your deposit even in your lease is only for 10 weeks (summer term).

Provided by YP.comWhen we moved in, there were 176 unfinished plaster marks on the wall, 4 rips in the paint, and 25 holes. The carpets clearly had never been cleaned. Aspen Ridge disclaimed any responsibility saying they rented their property "as is" but insisted on keeping our carpet cleaning deposit. Our dishwasher was making clean dishes dirty and ARM claimed that it was functioning properly, and we should try "finishing agents." Like that will help prevent random particulates from caking on our dishes. Unbelievable. Luckily, the owner of our property decided to change management, and now things are a lot better.

Aspen Ridge Management is the most dishonest, incompetent, and unprofessional company that I have ever dealt with. They do not care about their tenants and intentionally exploit the college population for their own maniacal gain. While living in their unit some of my issues were: I was given the wrong key while trying to move in, was promised a curb parking pass and never received it for the entirety of the contract despite asking for it month after month (good luck having friends over), had a repairs they neglected to fix until I told them that it was costing them money, and took money out of my deposit for cleaning after I made it look spotless. Crooks and swindlers. AVOID THIS COMPANY AT ALL COST unless you enjoy being stolen from, neglected, and treated as an ignominious idiot.

Provided by YP.comI lived in the Sycamore Apartments on Center St with my wife a couple of years ago. Our experience with ARM came up in conversation yesterday, and upon the realization that we never got to do anything about it, I figured I should at least review them anywhere I can. And so, without further adieu:
Aspen Ridge Management gets one star for one reason: They are crooks. We liked our apartment; it was a great place to start out as a married couple. But, here was our experience:
1. A few months in, I was in the kitchen when I heard a crash. The translucent glass covering over the light (what do you call those?) in the bathroom fell out. No one was in there, neither one of us had ever even touched that light or changed the bulb. It just fell. So, the exposed lightbulb was there with no covering (because the covering broke...fortunately it didn't fall on one of our heads...), which wasn't a big deal, but it also wasn't our fault. I called and explained what happened and it never got replaced.
2. This place had a dishwasher. The dishwasher was so lousy and made our dishes filthy, regardless of what soap we used. We ended up using it as a dryer rack and washed all of our dished by hand. It was never fixed.
3. The blinds in our office were pathetically installed and fell off multiple times. On top of that--you guessed it--they were never fixed.
4. We left the place in PERFECT condition. We are very clean people as it is, and our apartment was IMMACULATE when we left it. We had four people help us clean because we really wanted that money back (moving out of state is expensive) and it was in way better shape than we found it (aside from the light they never replaced...and I fixed the blinds myself). So we should get our full deposit back, right? All $600? No. They gave us $100 back. One hundred dollars. This place is a joke. That is robbing the tenants. No explanation, no help or fixes in our apartment throughout our stay, but still- they took $500 from us. This is a common issue with ARM. Every apartment I have lived in that required a deposit gave me my FULL deposit back (unless there was a mandatory carpet cleaning or something listed in the contract that was taken out). ARM is the only place that took it from us, and with no explanation. If you want to live there, fine, but don't expect any maintenance, and realize that you're giving them an extra month's rent up front that you won't get back.
By the way, they also raised rent while we lived there...as if the extra tens of thousands of dollars they get from stealing deposits doesn't help them out enough.

Provided by YPmobileHorrible management company. When I moved in, my room and bathroom were a DISASTER. the kitchen was even worse. I had to deep clean for a whole day before I could even move any of my stuff in. I couldn't believe anyone lived in the filth. The fridge leaked like crazy leaving the food wet and STINKY. The dishwasher left the dishes dirtier than before they were washed. I had to ask a couple times before anyone came to help. Even then, they didn't do anything about it. When moving out, I cleaned everything perfectly knowing they were going to try and charge me for anything. Everything was spotless, I even took pictures and they still charged me for the fridge which had not even a crumb. It was a thousand times better than when I moved in. Why didn't the charge the other girl for not cleaning before I moved in??
Overall, very reluctant to help out at all, dishonest and will take any penny they possibly can. Be VERY careful with these guys.

Provided by YP.comAfter a random takeover, I sadly have to live under this company. After my first experience trying to pay rent, the line only took an hour to get through and then the ladies at the front desk were very rude so I just left. They haven't done anything in regards to communication. This company is no good. Whatever happened to supporting real, honest businesses?

Provided by YP.comAs a property and rental manager myself, I have one word of advice: Run. Find someplace else. They took over my contract in June and it's been hell. They just show up and don't give you warning. I've lost track of how many times people have just appeared in my door at 8 am. The office staff is rude. I had already paid my Junes rent to my prev landlord when they took over. They have called or emailed me asking about it six times now. Zero stars.

Provided by YP.comI agree with everyone else on this web page. I heard about the bad reputation of Aspen Ridge Management, but I decided to book with them anyways. They really are the worst management company I have ever had to deal with, and I regret my decision. I am a college graduate and they treated me like I was in middle school. I will never ever live in an apartment that they are managing. I would advise everyone to do the same.

This company never notified us that our lease was ending and signed somebody else on without even telling us or giving us the option to renew our lease! They said they contacted us via email, come to find out they had the WRONG email on file. We only found out because we went to pay our rent early and they called and said that rent wasn't necessary since we were being kicked out. We also had the new tenant show up on our doorstep asking for measurements inside the house! They didn't even try to call us, and had our number on file. How hard is it to show that small amount of respect!!! They literally were going to let new people show up on our door step to move in with no notification.
We are great renters who never miss payments....in fact we usually pay half a month in advance. Also, we went to move in on day 1 and find that they lied about allowing us to use a storage shed behind the apartment. Since the storage shed was a deal breaker, we insisted that they provide the promised storage space. They would not, so we had to buy and build a $600 shed that they refused to reimburse us for when we moved out...even when the new tenant requested it.
Not to mention, we bought out the remaining months of the previous tenant contract and then renewed for a year. Again on move-in day, they say that the first 3 months will be the rent amount we agreed on, but the next year will be an extra $25/mo.! Absolutely ridiculous.
Above all of their errors, we simply asked that they give us one additional week to find a new place to live. They refused. Serious jerks and have no regard for kicking families out of their rentals.

Provided by YPmobileMy mom had cancer and had to get a surgery done in another state. Since there weren't any branches in that state, she opened a new account to pay for my rent. We paid for it online and rather than using the new info, we accidentally used the old info. Well, Aspenridge Management totally flipped out on us a couple months later, when we forgot to deposit a couple dollars more for a month's payment -- they wrote us a long email with commas and caps, telling us that they no longer accept payments via web from us because basically our bad reputarion. MY MOM HAD CANCER AND TWICE DID SOME SILLY MISTAKE HAPPEN... And they treated us like CRAP! Well, now, with a million commas, here, I am, letting everyone know how poorly you are when it comes to customer service and how you all hidw behind a computer screen accusing people because you don't take our phone calls. DO NOT by any means deal with them.

I feel like they are trying to scam me by saying I never payed! Good thing I keep a copy of all my bank statements to prove to them that I did. They are bad at keeping records and the people are rude and unhelpful. If you can rent from anyone else, ANYONE, I would do it. They are the worst.

Provided by YP.comOh BTW, I put in my time and effort to register this account JUST to give these crappy people what they deserve. I wish there's a 0 star button. They literally make my life miserable. I lost a lot of stuff after their cleaning check (with me being absent from the apartment). Then they would NEVER even try to communicate with me. Once I was going out of town for a couple of weeks, when I came back, my apartment was empty. I called them and they said "We thought no one lived there.". No one lived there MY AS*! They could have made a call - it's just simple. Also, one time, there was a misunderstanding in payments. In stead of calling ME, they call my school and request a conflict resolution. WTF?!? I don't know where these people come from and how come their business isn't dead yet. It's beyond my comprehension. Hands DOWN!

One lady told me that it will cost her too much money to help me and that I wouldn't be able to afford it anyways. What the F*ck? Who will say such a thing? If you're that angry about your job, then maybe you should quit?

There is no hope for help from Aspen Ridge Management, LLC. They do not care for people, only their money. And they will do everything to keep it, no matter the cost to others. By signing an agreement with them, the only benefit you will ever receive... I cannot even think of one. Yes, they lease you an apartment, but they nickel and dime you for every speck of dust, and every phone call or email sent in will cost you dearly, in so much that you are left with nothing.

Provided by YP.comReally, ASPEN RIDGE MANAGEMENT deserves ZERO stars. Their employees are clueless and dishonest, except for Jose the maintenance guy. Halie and Patti should be fired, or at least required to take some kind of class on ethics and customer service. Living in one of their apartments was the biggest nightmare I've ever had, and I have lived in quite a few apartment and rental homes over the years. My wife and I could not believe how clueless, inept and corrupt these people are! I notice that even though Aspen Ridge doesn't belong to the BETTER BUSINESS BUREAU, there are still complaints registered against them there! Save yourself the constant drama and don't rent from these people.

Even before I moved in to my apartment leased by Aspen Ridge Management, I experienced rude service. They moved my apartment from the one I signed the lease for. They gave me damaged furniture like springs sticking out of the mattress and cracked door frames, and then when I moved out they tried to charge me $50+ for a little dust and dirt, and $50 to move out. They do not communicate either externally or internally. I had many small questions and wanted to follow up with them, and no one would reply - email or phone.
I had 3 qualified people submit applications to move in, but they turned them away. They wouldn't even tell me that they had done this, not when I called, emailed, or when possible tenants visited them in person - causing them to look elsewhere for a place to live. While this was going on, each of the three times, I turned people away because representatives of Aspen Ridge Management said they were just waiting for the final paperwork. This has been a disaster. I have spoken to other people who have rented from Aspen Ridge Management, and I have heard nothing but stories like mine. There are more details - like their extreme rudeness to potential buyers of my contract, their unhelpfulness in looking something up in their computer because they didn't feel like it.
They are rude, lazy, and a company I would never recommend renting from, but I would recommend, and will to all my friends, to stay away. I have sought help from them so many times, and I have made my case to them many times, and they ignore it. They never respond to my questions or seek in any way to help me because it isn't written in their agreement. They do the minimum to still be legal and someone needs to know the type of company they are.
